The Grosvenor Street client group approached LXN to assist with a project feasibility review, having previously obtained construction documentation for a scheme that proved to be unviable to construct.
The project scope, construction methodology and potential yield required serious interrogation in-light of the remaining budget. LXN embarked on a process of calculated and strategic design moves that achieved the client’s required yield of 11 apartments on the tight, infill site. With a focus on maintaining quality and generosity of space for residents, the final plan took a ‘pinwheel’ form, ensuring all habitable rooms had access to natural light and ventilation and minimizing circulation space.
